Single Storey Rear Extension and Rear Extension at First Floor

The works on this project include the relocation of the existing two storey annexe to the Ground Floor to improve accessibility, extensions and alterations to the main property to create an Open Plan Living, Dining and Kitchen area, with new a Utility at Ground Floor.

At First Floor the works entail the reconfiguration of the layout to provide four double Bedrooms, two with En-Suites and a new Family Bathroom. Externally the property is to be modernised with a render finish, additional glazing and a new Porch.

 

Two Storey Side Extension and Rear Extension at First Floor

The works on this project include the replacement of the existing single storey lean-to to the side of the property with a two storey side extension, and a first floor rear extension. At Ground Floor the proposed design provides a large Open Plan Living, Dining and Kitchen Space which leads into a Utility area and larger hallway with a Cloaks area and downstairs W.C. 

At First Floor the design incorporates a larger Family Bathroom and a New Master Bedroom with En Suite. The proposal also features a large gable window to the Master Bedroom, and new sliding doors with rooflights over in the Dining area to bring plenty of light and character into this modern home.

Single Storey Rear Extension and Two Storey Side Extension

The constraints for this site were complex, with neighbouring windows overlooking much of the property. To overcome this we used a combination of a Householder application for the side extension and a Lawful Development Certificate to confirm the rear extension was compliant with Permitted Development Rights. This combination of applications allowed us to obtain permission for a scheme which met the client brief by providing them with the Open Plan Living and Dining Area they desired, as well as a downstairs W.C. and Utility with a new family Bathroom and Third Bedroom at First Floor.

Due to the nature of the site constraints the side and rear extensions were designed to not adjoin. This provides the opportunity to construct the two separate elements of the project in two phases.

Single Storey Rear Extension, Garage Conversion and internal alterations

This property had an existing Conservatory and multiple separate rooms at the rear of the house which meant that the spaces were disconnected and not ideal for day-to-day family life or for entertaining. 

The proposed new layout at ground floor removes many of the internal walls to create an open-plan Kitchen, Living and Dining space which is well connected to the remainder of the property, overcoming the issue of the main Kitchen being separated from the Dining Room. We have also created a separate Office and Snug through the conversion of the Garage and a small lean-to extension to the side of the property.

The rear extension will still benefit from plenty of glazing and light, however, unlike the existing Conservatory the new space will be more efficient and not suffer from overheating in the Summer and being too cool in the Winter.

By retaining only one door into the Kitchen from the Hall this maximises the amount of wall units in the Kitchen and creates a walkway to the side of the Kitchen allowing the space for a large island.

Single Storey Rear Extension and internal alterations

This property had an existing extension where the Kitchen was located, but the layout of the Ground Floor didn’t work well for this young family and the Kitchen extension was constructed poorly resulting in an inefficient space. The Ground Floor layout was redesigned to create an open-plan Kitchen, Dining and Living space with a Shower Room, Utility and Study. The existing Living area was reduced in size to create a cosy retreat separate from the larger spaces which are more suitable for day-to-day life and entertaining.

The proposed new extension has been designed to have a more modern appearance and to bring as much light into the space as possible, this has been done using bi-folding doors and a large roof lantern set within a flat roof with parapet detailing as opposed to the mono-pitch roof of the existing extension. In addition to this the original property had a mixture of brickwork and pebbledash, so we have proposed an off-white render finish throughout to make both the original house and the extension match. The existing brick detailing to the front will be retained and new brick detail incorporated into the proposed works to match.

Single Storey Rear Extension and Garage Conversion

The brief for this project was to create an open-plan Kitchen, Dining and Living space at the rear of the property with an additional separate Living space. In addition to this the brief included the conversion of the Garage to create a larger porch with W.C. and Utility.

Due to the constraints of the site we had to seek permission through two separate planning applications, one for the Garage conversion and a separate application for the rear extension; this allowed us to fulfil the entire brief whilst overcoming the restrictions of certain Planning Policy. The entire design includes plenty of windows and rooflights to ensure the spaces are bright and the whole property is proposed to be rendered to simplify the material palette and create a modern look.

Single Storey Side Extension and general remodelling

The client had already obtained Planning Permission for the single storey side extension and remodelling at this property, but upon approaching a Builder had been informed that the existing brick would be difficult to match and the client wanted to take the opportunity to explore alternative aesthetics for the house given that they would need to submit a new planning application to change the facing materials of the property.

After various conversations and revisions the above is the final design the client decided upon for the appearance of their house. The incorporation of render reduces the amount of existing brickwork on the property to make it less obvious if the brick on the proposed extension isn’t a perfect match. We also included some brick corbel detailing to the eaves as well as a brick gable vent, retained the brick soldier courses on the window headers and cills, included a new bay window and amended the dwarf wall to improve the vehicular access in and out of the driveway.

Single Storey Rear Extension

This existing period property had a small Kitchen with limited external views out and a small shower room but no Bathroom. The brief for this project was to create a single storey rear extension to provide a Utility, downstairs Bathroom and an open-plan Kitchen, Dining and Living area.

The proposed drawings show the large quantity of glazing proposed within the design of the extension; incorporating a roof lantern as well as bi-fold doors and a large window with a built in window seat. The quantity of glazing not only ensures that the space will be bright but also provides the views out which the existing property lacks. The overall character of the proposed extension was designed to be sympathetic to the existing property whilst also being modern and striking.

Garage Conversion and new open-plan Living and Dining area

The existing Kitchen at this property was a small galley Kitchen with an L-shape Living and Dining space. The Garage was not being utilised so we proposed the conversion of the Garage into a Kitchen and the removal of the existing Kitchen to provide a large open-plan Living and Dining area with a separate larger Kitchen.

We obtained Planning Permission for the works as well as seeking Building Control Approval. 

Two Storey Extension and Internal Alterations

This property was in need of modernising and more functional, usable spaces, the Existing Kitchen was narrow and dark with the Bathroom at Ground Floor and a W.C. at First Floor. The Loft Room did not comply with Building Regulations so couldn’t be used as a Bedroom.

The Ground Floor was extended to create a larger open plan Kitchen, Dining and Living space. At First Floor the W.C. was removed and a new Bathroom within a new extension. The access up to the Loft Room was amended to create a third Bedroom.

Single Storey Rear Extension

The brief for this project was to tackle a few separate elements of the design. The existing property lacked ample space in the Kitchen as well as views into the garden. There was also a mixture of facing materials to the rear.  

The proposed extension enlarged the Kitchen whilst maintaining a pedestrian access to the Garage, the views into the garden were maximised with plenty of glazing and the proposed extension matched the original brickwork of the house to create more cohesion. 

Single and Two Storey Extensions and Internal Alterations

This project includes a single storey rear extension as well as a two storey rear extension. At Ground Floor the existing Kitchen is extended to create a Kitchen and Dining area with a Utility. 

At First Floor the property gains an extra double Bedroom and larger Family Bathroom which accommodates a full size bath. The current Second Bedroom becomes Bedroom 3.

Single Storey Rear Extension

The existing property had a raised patio area to the rear which had a perspex roof over. The proposed extension replaces the footprint of the patio, providing a larger open plan Kitchen with Dining area to the rear.

The rear elevation shows the large glazed doors with fixed glazing either side and the roof lights over the new extension. This along with the window retained to the side of the property will ensure the new space has plenty of light.

New Outbuilding with Gym and Sauna

This proposed outbuilding is part of a wider project at this residential dwelling. We were approached to design their Outbuilding and an external BBQ Kitchen area to complete the project, we obtained a Lawful Development Certificate for the design to confirm it fell within Permitted Development.

The client requirements were for a space to carry out rehabilitative therapy, therefore within the Outbuilding there is a Gym, Sauna and Jacuzzi.

We worked alongside the Design Team to put together the design for the Outbuilding and some minor amendments to the Kitchen extension to incorporate an external Kitchen and BBQ area.
